Understanding Document Status in Encompass

When reviewing borrower document packages in Encompass, it's important to distinguish between different completion statuses to avoid confusion.

E-Consent Acceptance vs Document Signing

E-Consent Acceptance means: - The borrower has agreed to receive and review documents electronically - The borrower has viewed the document package - This does not indicate that documents have been signed

Document Signing Completion means: - The borrower has actually executed/signed the required documents - Signed documents will be available in the system - This is separate from e-consent acceptance

How to Verify Actual Document Signing

To confirm whether documents have been signed by borrowers:

  1. Check for the presence of actual signed documents in the system
  2. Verify that signature fields have been completed
  3. Don't rely solely on e-consent acceptance status as an indicator of completion

Common Status Indicators

  • E-consent accepted + Package viewed = Borrower has reviewed documents but may not have signed
  • Signed documents present = Actual completion of the signing process

Best Practice

Always verify the presence of signed documents rather than relying on e-consent or viewing status alone to determine if the borrower package has been fully completed.
